Awbrey Butte

Spectacular views of Cascade Mountains to the west and Bend to the south, east and north. Large custom homes on larger lots. Several streets of million dollar+ homes.

Awbrey Glen

Wooded gated golf course community of spacious custom homes with views. Mid $500K to $2M for larger homes on the golf course. Restaurant, pool, and golf facilities.

Awbrey Park

Hillside newer custom homes with northerly views. Homes priced $700K to $1M.

Awbrey Heights

East facing views often overlooking the Deschutes river and Bend city. Custom homes and some townhomes. River view homes to $1.8M. Many homes under $700K

Broken Top

Bend's exclusive gated golf course community with many lavish custom homes, immaculate grounds, private clubhouse with pools and restaurant. Club membership as social or golf membership. Homes with golf course and mountain view. Prices $600K to $6M. Wide range of values, some townhomes also.

Mill Quarter

Modeled after New York or Chicago brownstones this is a high end urban living contemporary complex of 25 townhome units. $500K to $1M

Northwest Crossing

This is a subdivision that is close to a great high school and two elementary schools. It is newer with a variety of custom home styles. Not all are expensive and a mix of sizes. $400K to $1.2M

River Rim

This subdivision has several levels of homes with several builders. Closest to the river are large custom homes with river views and spectacular design and finishes. Prices for higher end homes with river views are $1.8M and up.

Shevlin Reserve

A newer contemporary townhome collection of very well built trendy units with some Cascade views. $799K for largest units.

Three Pines

Luxury homes of northwest contemporary styles in a west Bend area with some great houses at reasonable prices. Homes $650 to $1.6M

Tumalo

This is an area of horse properties with ranchettes from 5 to 20 acres. Some very high end homes with spectacular views and irrigated acreage. 15 minutes outside Bend.

Tips for Finding the Perfect Neighborhood


1. Make a list of all of the amenities that are close by in the neighborhood you are considering as your new residence.  Keep in mind what distances and routes to each of these places are acceptable and what are not.

2. Determine what the best features of the neighborhoods are.  This is especially helpful if you are deciding between a few different neighborhoods.

Are there parks nearby?
Is it scenic and visually appealing?
Are there quiet areas, streets, culs de sac?
Are the people friendly in the neighborhood?
Is the neighborhood clean?  Yards, streets, parks?
Are there nice trees and foliage?
Do the lots have large or small yards?
Are there walkways and are they easily accessible?
Is it a safe neighborhood?
What are the market values of the homes in the area?
Are there many houses for sale?
How long ago was the community developed?
What is the average age of the people in the area?
Are there families with small children in the area?
What is the proximity to schools?
Are there community events or organizations?

3. Walk around in the neighborhood.  The best way to determine the cleanliness and friendliness of the neighborhood is to walk around in it and meet its residents.
